今見たら、久々に人気ブログランキングが2位になっていましたｗ
最近低迷気味だったのですが、やっぱり上位は嬉しいものです。

金利上がっちゃうみたいです(泣)
どこまで上がるのかは知りませんが、「可能な限り上げる」っていったい･･･。
我が家のローンは、2つに別けて組んでいます。
合計2200万円のローンですが、上棟時と引渡時の2回に別けて1100万円づつローンを組む形を取っています。
上棟時の1100万円は1月末の時点で契約をしましたので問題は無いのですが、残りの1100万円はこれから。。
お国の方針に思いっきり痛手を被る形となってしまいました(泣)
引渡は4月予定なので、それまでに日銀総裁様が、
「可能な限り下げる」
って言ってくれないかな。。
無理でしょうね(苦笑)
そう言えば、よく計算はしていませんが、今回別けたローンですが、ローン期間も別けているんですね。
上棟時：1100万円 3年固定
引渡時：1100万円 10年固定
といった形で、固定年数を別けているんです。
で、3年固定の方を出来るだけ繰り上げ返済を行い、そちらはさっさとローンを終わらせようと考えていたのです。
もちろん 3年固定の方が金利も低くなるので低いうちに一気に返してしまおうという腹だったのですが、これから引渡時にかりるローンの金利が想像以上に上がってしまったら、どっちが得策なのかを真剣に悩まないといけないかもしれませんね。
35年のトータルにすると、支払いの方法によっては100万単位のお金が変わってきますもんね。
お金は怖いです(汗)

やっぱり金利上がっちゃいましたね。
ずっと上がる、上がるって言われてて、なかなか上がらなかったので、少し油断気味でした。
うちは着工前にローン実行しているので、直接の影響はないんですが、今後のことを考えるとちょっと心配…。ちなみに10年固定金利の30年ローンです。
僕はこういう事態を恐れつつ、我慢することができないと思ったので、フラット35は断念しましたが、ある意味正解だったのかな。
うひゃあ。

ギリギリまでがんばって現金を入れるべきか、そのお金をどうにか大きく出来ないかがんばるか…悩みどころです。

金利、この言葉を聞くと始めのころの『銀行の審査』という言葉を思い出します。
我が家は金利で銀行を選ぶ余裕などはなくことごとく色んな銀行に断られ・・・・
最初に「土地をお持ちですし自己資金もあるんだから絶対審査が通りますよ」と調子の良いことを言った営業を恨んだものです。

家は現在建築中なので金利は変動だそうです、、。
でもってすでに土地のよりも高い金利を払っています。どうか、出来上がるまで金利上がらないで欲しい、、。と切実に思っています。
